About The Role
The Real Estate, Strategy and Planning team identifies and secures the locations that power Workday’s innovations. We source markets, lead site selection and due diligence (base-building infrastructure, utilities, environmental), negotiate LOIs/leases and land agreements, and drive Workday requirements with landlords and internal Workday teams. We align stakeholders, manage budgets and schedules, and deliver ready-to-build locations to our construction, operations and physical security teams.
Responsibilities:
Transaction & Market Support: Support Real Estate Managers by aggregating site selection data, drafting comparative site analyses (qualitative and quantitative), and preparing preliminary deal memos for internal review.
Project Coordination: Own the maintenance of team project trackers (timelines, budget estimates, and entitlement status) to ensure all stakeholders have up-to-date visibility on active deals.
Data Integrity & Lease Administration: Assist in auditing and updating the Corporate Lease Database, ensuring that new site information, critical dates, and financial data are accurately captured for the portfolio.
Financial & Operational Analysis: Help analyze actual spending against budgets to identify trends or variances. Assist the team in troubleshooting rent payment issues by coordinating with Accounts Payable and Finance partners.
Process Management: Help prepare funding requisition requests, route documents for signature, and compile "handoff packages" to ensure a smooth transition of projects to downstream Construction and Design teams.
Business Intelligence (Dashboards): Utilize analytics tools to create or improve business dashboards that visualize key real estate metrics, helping the team track portfolio health and efficiency.
Summer Capstone Project: Conduct a comprehensive research project benchmarking our corporate real estate organizational structure against other Fortune 500 tech companies. You will present your findings and recommendations to the leadership team at the conclusion of your internship.
About You
Required Qualifications:
- Currently enrolled in a Bachelor’s degree program with an anticipated graduation date no earlier than December 2026
- You can commit to a full-time in-person internship program for 12-weeks in Pleasanton, CA during the summer of 2026 and will return to university studies after the conclusion of the internship
- Prior internship, coursework, or relevant project experience in Corporate and/or Commercial Real Estate, Finance and/or Business Administration
Other Qualifications:
- A genuine interest in the Corporate Real Estate industry, workplace strategy, or facilities management, demonstrated through relevant coursework, university clubs, or prior internships
- Demonstrated ability to prioritize multiple tasks and manage time effectively in a fast-paced environment
- Strong written and verbal communication skills, with the confidence to ask questions, present findings, and translate data into clear insights for the team.
- High comfort level with modern collaboration tools (Google Workspace, Slack, Zoom) and the aptitude to quickly learn new proprietary software (such as lease administration databases or financial planning tools)
- Strong foundation in Excel or Google Sheets with the ability to organize datasets and perform basic financial analysis (e.g., comfortable with Pivot Tables, VLOOKUPs, and basic logic formulas).
- Familiarity with using Gen AI tools to accelerate research, summarize documentation, or assist in data analysis.

The annualized base salary ranges for the primary location and any additional locations are listed below. Workday pay ranges vary based on work location. As a part of the total compensation package, this role may be eligible for the Workday Bonus Plan or a role-specific commission/bonus, as well as annual refresh stock grants. Each candidate’s compensation offer will be based on multiple factors including, but not limited to, geography, experience, skills, job duties, and business need, among other things.
